Lease Details
Rent is due on the 1st of the month and is considered late if not paid by the 4th day of the month. The late fee will be added on the 5th.
At Atlas Alvarado, you will be auto-enrolled in the Liability Program unless you provide and meet the requirements for personal Renter’s Insurance. The Liability Program is $15 per month and paid via the resident ledger. The liability waiver program is not a renter’s insurance policy, and personal property will not be covered. If you choose to provide your own renter’s insurance, you must have at least $100,000 in personal liability coverage and upload your Declaration Page to the Foxen site for verification.
What's Included
All utilities are the responsibility of the resident. Utilities (water, trash & sewer) – are sub-metered and billed monthly through Conservice. This will be paid via the Resident Portal with your rent installments. Residents are required to set up an electric account in their name through SDG&E. Residents are free to choose between At&t or Cox Communications for internet and phone services, by setting up an account in their name.
Our apartment homes are leased unfurnished, giving you the freedom to personalize your space.

Leasing Process
On our website, go to Lease Now and select your favorite floor plan. You will fill out the application all about YOU. You will have the option to add parking, pets, and a guarantor during this process.
Once the application is completed, you will be sent a link to complete your Verifast application. Here you will have the opportunity to upload your proof of income. Once this is complete, a manager will review your application and financial documents for approval.
Yes, an application fee of $58 per applicant will be collected at the time of applying.
All leases may be signed electronically via your applicant/resident portal.
Living at Atlas Alvarado
Rent will be paid through the Resident Portal. We accept e-checks, credit/debit card, and Money Gram. You can set up a one time payment or monthly recurring payments. There will be a processing fee based on the form of payment that you choose. You may also provide a check, money order, or cashier’s check to the office.
Our utilities are hassle-free! No setup or deposits required. We use Conservice to manage our utility billing. You will receive a bill each month from Conservice with your usage breakdown. This amount will be applied to your account and paid with your monthly charges.
At Atlas Alvarado we utilize Ally Waste service, a doorstep collection service that collects trash from your doorstep 5 nights a week. All new residents receive a waste can at move-in, and may place this can outside the front door Sunday through Thursday beginning at 6 pm. There is no service on Friday & Saturday, and on certain holidays. Should residents need to discard trash outside of those time frames, there are trash rooms on every floor level for your convenience, fully equipped with trash chutes for disposal.
Residents may submit maintenance requests online via the resident portal, by calling the office, or by visiting the leasing office in person.
Our after-hours team is here for your maintenance emergencies. Emergencies include:
Water leaks or overflowing water from a tub/shower/sink/appliance
AC goes out when it's over 85 degrees outside
Heater goes out when it's under 55 degrees outside
Apartment lock-out (first lockout is free of charge, followed by a cost of $100 per lockout.)
Please contact our leasing office and our virtual assistant Leo can direct you to the proper team member for your emergency. In case of any medical emergencies, criminal activity, or fires that take place, contact 9-1-1 immediately before contacting the property.
Most of our amenity spaces are open 24 hours, including our fitness center, social lounge, co-working space, speakeasy, and game room. Our pool, secondary courtyard, and rooftop decks are open from 9 am to 10 pm daily.
Atlas Alvarado gladly accepts pets. We do have a maximum weight limit of 50 lbs, and there is a breed restriction for dogs. Please refer your rental application for further information.
We want all of our residents to enjoy their living experience throughout their time at Atlas Alvarado. We ask that our residents and their guests follow all Community Guidelines found in your lease including:
No glass containers or pets in or near pool & sundeck
Proper use of amenities or common area spaces
No smoking anywhere within the community
Pets are kept on a leash at all times, and should always be picked off
Misuse of property safety equipment (fire extinguishers, exit signs, etc) Residents must accompany all guests while using any of the amenity areas. Amenity areas may be used by the resident's household, plus 2 guests.
Yes, apartment transfers are possible based on availability. If we have another unit open that meets your needs, we’ll be happy to assist with the transfer process. Please note that a $450 transfer fee applies.
Each resident will be issued one lease fob. The key fob will allow you into the amenity areas as well as your apartment home. You must scan the fob on top of the lock and wait for the light on the reader to turn green.
Our community offers a mail and package room fully equipped with parcel pending lockers and an oversized package room.
